I was delighted when a buyer I have been working with for many months closed on his first home. Everyone involved in the transaction was very excited though it took a little longer to close than expected. This purchase was definitely made possible by the First Time Home Buyer Program, especially the recent extension. The $8,000 tax credit allowed him to find the perfect home, one that didn’t need to be remodeled, and is in move-in condition. The moving trucks are rolling to Timber Ridge Condominiums in Mt. Kisco New York!

I was driving through Mt. Kisco last week when I saw the most wonderful site. The Methodist Church always has the most wonderful pumpkin display and sale every year. What I had always wondered was how did it all happen? Who unloaded the trucks with the hundreds of pumpkins both large and small? Well, I found out - I saw rows of local teenagers all in lines passing the pumpkins down a row direct from the trucks into place on the Church lawns! It was a sight to behold.

Mt. Kisco is full of surprises. It has been voted the #1 town in Westchester. As a Realtor I also tell young families that Mt. Kisco has some of the lowest property taxes around due to its business base pitching into the Tax Rolls. The school District is Bedford Central. It is also a great transitional town for those singles and families making the change from life in Manhattan to the Country/Suburbs. There are shops, Starbucks, two Movie Theatres in the area and restaurants galore. Metro North has a station in Town as well as the adjacent stops in Bedford - Bedford Hills and Katonah.

It has been called “The Hub of Northern Westchester” - a term coined about thirty years ago when I moved from smoking trout in the backyard in Purchase to a facility in Mt. Kisco. I did it to draw people to my then new Saturday Sales. It worked! So, Mt. Kisco got a smokehouse, Homarus Inc. Yes, another surprise, Mt. Kisco is still called the Hub of Northern Westchester!

Stewart Heights co-op is a wonderful complex located in Mount Kisco, New York, 2 blocks from the Metro North Train Station and shopping. There are 102 units between the two buildings consisting of 1, 2, and 3 bedroom units. They are very well maintained and offer the convenience of apartment living with ownership. The “Super” takes care of everything inside and out!

So what’s a co-op? By definition according to Wikipedia, it’s an “association of persons united voluntarily to meet their common economic, social, and cultural needs and aspirations through a jointly-owned and democratically-controlled enterprise. It is a business organization owned and operated by a group of individuals for their mutual benefit.” As it relates to Real Estate, it is an apartment you buy but don’t really own. Instead, you are issued shares in a corporation based on the size of the unit. There are maintenance fees that cover heat, water, employee salaries, property taxes and other building expenses. Part of the maintenance fee is applied toward taxes and is therefore tax deductible, but the amounts vary, once again based on the size of the unit and the number of shares owned.
